Which Clopay Models This Applies To

Clopay uses three bottom seal profiles across their residential lineup, and matching the wrong one to your door is the most common parts mistake we see. The T-style seal slides into a T-channel retainer and fits most Clopay steel doors from the last 15 years, including the Gallery, Value, and Classic series. The bead-style seal presses into a round retainer track and appears most often on Clopay’s Intellicore and Canyon Ridge doors, where the retainer is part of the door’s aluminum bottom frame. The bulb-style seal, the round hollow profile, shows up on older Clopay doors and some of their higher-insulation models.

Quick way to identify what you have: look at the bottom of the door from inside the garage. If the seal slides out of a metal channel running the full width of the door, you have a T-style or bead-style retainer. If it’s attached with screws directly to the door’s bottom panel, you have a bulb-style mount. We carry all three profiles on our service trucks, along with Clopay’s OEM seals and quality aftermarket equivalents that match the original durometer and UV rating. For older Clopay doors, particularly pre-2005 models out of their Ohio plant, the aftermarket option often outperforms what Clopay shipped originally, because the rubber compounds have improved since that door left the factory.

One compatibility gotcha worth knowing before you order anything online: Clopay’s T-channel retainers changed dimension slightly around 2012. Older retainers measure 1/4 inch at the T-base; newer ones run 5/16 inch. A 5/16-inch seal will not seat properly in a 1/4-inch retainer, and you’ll end up with a seal that sags and lets water in.   • You can see light under the door. This is the test that doesn’t need a ladder. Stand inside the garage with the door closed and look at the floor line. If you see daylight in spots, the seal has compressed or broken in those areas. The cause is almost always age-hardened vinyl that no longer flexes to follow the floor’s low spots.
  • The garage smells like outside during a rainstorm. North Texas rain drives hard and sideways. A failed seal lets that water push under the door and pool along the inside edge. If you see a water line on your garage floor after heavy rain, the seal isn’t making contact with the slab.
  • Drafts you can feel at ankle level. Stand near the closed door on a cold morning. Cold air rolling in from under the door means the seal has lost its compression set, which is the technical way of saying the rubber stopped bouncing back after being squashed. Once that happens, the seal is done; you can’t revive it.
  • The seal looks cracked, flattened, or chewed. Walk the length of the door and bend the seal gently. Hairline cracks across the top surface mean the UV stabilizers in the rubber have been used up. Flattened sections mean the internal structure collapsed. Chewed end sections are typically mice or rats, which are more common in Allen garages than most people want to admit.
  • Energy bills crept up and the garage door feels warm to the touch. A failed bottom seal lets conditioned air leak into an unconditioned garage, and if the room above the garage is a bedroom or home office, those temperature swings show up on the electric bill.
